ALTA/NSPS survey drafting services
ALTA sheets are where drafting mistakes get expensive, because every item on the face of the drawing answers to a written standard and a title commitment. We draft to the 2026 Minimum Standard Detail Requirements as a daily routine, not an occasional specialty.

Drafting to the 2026 standards
The 2026 Minimum Standard Detail Requirements took effect on February 23, 2026, and they changed drafting work in concrete ways. The new Table A Item 20 calls for an encroachment summary identifying potential encroachments across boundary lines and into easements, setbacks and rights-of-way; we build that summary as a table on the sheet, cross-referenced to the plotted conditions. Item 15 now permits certain features to be shown from aerial or satellite imagery by written agreement, which must be referenced with source and date on the drawing, and we note it exactly that way.
The 2026 requirements also tightened fieldwork reporting that lands on the sheet: monument descriptions now state the relationship to the ground surface, utility features on or within five feet of the boundary are identified alongside the familiar ten-foot pole rule, and evidence of possession along the perimeter is noted regardless of whether it appears to conflict. Our drafters work from a checklist built directly on the 2026 text, so none of it is left to memory.
Schedule B-II, handled like title work
Every exception document in the commitment is opened, read and classified: plottable, blanket, or does not affect. Plottable easements are drawn from their own legal descriptions and labeled with the recording reference. Items that cannot be plotted are listed in the survey notes with their status. If the commitment references a document that was not supplied, it comes back to you as a named gap before delivery, never as a silent omission.
Why volume matters here
An office that drafts a few ALTAs a year re-learns the standard each time. A production floor that drafts them continuously keeps the current requirements, certification language and reviewer habits warm. That is the difference you are hiring.
Turnaround and confidentiality
Production runs overnight US time. Standard jobs return within 24 hours and larger scopes within 24 to 48 hours; we confirm the window for each job before starting. Your projects are processed under job numbers inside a controlled environment, and nothing you send is reused or shown to anyone else. How we handle your data.
Common questions
Are you up to date with the 2026 ALTA/NSPS standards?
Yes. Our production checklist was rebuilt on the 2026 Minimum Standard Detail Requirements that took effect February 23, 2026, including the new Table A Item 20 encroachment summary, the renumbered negotiated items under Item 21, and the revised Item 15 imagery provisions.
Do you read the title commitment yourself?
Yes. Schedule B-II documents are read and classified by the drafter and checked again at QC. Plottable items are drawn from their source descriptions; everything else is accounted for in the notes.
Can you match our certification block and note style?
Yes. Send two or three of your past ALTA sheets and we reproduce your layout, note numbering, certification language and Table A presentation so reviewers see a consistent product from your firm.
What is the turnaround on an ALTA?
Commercial ALTAs typically run 24 to 48 hours depending on the number of exception documents and Table A items; large sites are quoted with a confirmed window before we start.
Do you also do the updates and revisions?
Yes. Reviewer comments, updated commitments and recertifications are part of the service, and revisions to our own work caused by our error are corrected at no charge.
